Revised Winter Parking Rules

Further revisions to the parking restrictions have been made and will remain in effect for the remainder of the 2012 season.  Please note the following parking rules and do not hesitate to contact your Community Manager, Felicia McKee, at 303-233-4646 if you have any questions.

In a typical storm the contractor will remove snow in this order:

  1. They plow the roads pushing snow to the edge and into the designated parking areas. They also clear the designated parking areas. 
  2. They back drag the driveways one after the other and continue to work on clearing the designated parking areas. Snow from the driveways is pushed to the edge of the road and/or into the designated parking areas.
  3. They shovel or snow blow the sidewalks and steps.

Parking Guideline is:

  1. Parking during snow storms of 4" or more is allowed in garages or driveways.

  2. Vehicles parked in designated parking areas need to be moved prior to the snow accumulating to 4".

  3. Parking in the desnated snow storage areas of the designated parking areas is not permitted from late Sept. to early May.

  4. On street parking is not permitted at any time during a snow storm except for short term deliveries.

  5. If a vehicle is parked in a driveway when the plow company is ready to clear it, that driveway will not be plowed and the owner will be responsible for clearing the snow from that driveway.

  6. After a storm has ended and all plowing is complete then normal parking rules apply until the next storm.

Hello Chimney Creek Owners/Residents:

With all of the snow that has already fallen and the forecast of more storms coming in, we wanted to highlight a few possible hazards here in Colorado snow country.

Roofs and Ice Dams: Attached is an article explaining how to identify an ice dam and pre-cautions that the HOA's are taking to control these.

Snow/Ice Conditions: Chimney Creek is located near Denver, but far enough away that the higher elevations bring more snow. Thawing and freezing are a constant issue from September through May. The HOA has set removal requirements for walks and roadways; however when it snows less than the 4" or 6" the snow is not removed and with melting and freezing ice forms.

We want to keep reminding owners that snow and ice can exist on sidewalks, driveways and streets in Chimney Creek that can create hazardous conditions at any time during the winter months. Please be careful while driving and walking to avoid accidents and falls. Proper footwear is important and additional devices for footwear adds more traction. The HOA contractors are aware of the problem areas of the roadways that don't get much sun where they apply ice control material. Should you find areas of your sidewalk and/or driveway icy, please use only sand or cat litter , as these materials are not damaging to the concrete as other products can be.

Snow on Decks: We want to remind owners if snow is left on the decks for extended periods of time, this can be damaging to the structural components. Please remove the snow from your decks to properly maintain the condition of the wood materials.

ARCTIC OUTBREAK - PREVENT COSTLY PIPE REPAIRS - Monday, January 31, 2011
An Arctic Outbreak of extremely cold air will impact every portion of our state beginning today and lasting through the middle of the week. Please review the following tips to prevent your home from costly repairs due to frozen pipes.


To Prevent Pipes from Freezing:
- Disconnect all outdoor hoses, which allow water to drain from the connected pipes. When a hose is attached, one overnight freeze can cause the faucet or the pipes to crack.
- Wrapping or covering outside faucets and disconnecting water hoses
- Wrapping pipes exposed to outside temperatures
- Cover soffits and air vents leading from outside the house to the attic
- Keeping cabinet doors below kitchen and bathroom sinks open to allow warm air from the house to circulate around pipes located under the sinks
- Keeping house temperature above 68 degrees
- Turn off the main water valve and drain water from household pipes if house will be unoccupied for the duration of the forecasted freeze. House main valve locations vary, but most are located inside the house by the furnace or laundry area by the garage.


Letting the Water Run:
Letting a faucet drip during extreme cold weather can prevent a pipe from bursting. It's not that a small flow of water prevents freezing; this helps, but water can freeze even with a slow flow.


Rather, opening a faucet will provide relief from the excessive pressure that builds between the faucet and the ice blockage when freezing occurs. If there is no excessive water pressure, there is no burst pipe, even if the water inside the pipe freezes.


A dripping faucet wastes some water, so only pipes vulnerable to freezing (ones that run through an unheated or unprotected space) should be left with the water flowing. The drip can be very slight. Even the slowest drip at normal pressure will provide

Do you need to replace the screen rollers for your patio doors?
A Chimney Creek owner has found the following:
The replacement part is manufactured by SLIDE-CO in San Bernadino, California.  Their parts are carried by many, but not all, True Value and Ace hardware stores.  They are not listed in the True Value catalog but my store had the SLIDE-CO catalog and was able to order them for me.
   The part number is 112195 for the metal wheel roller.  I paid $14.99 each.  There is also a part number 111879 for the nylon roller.

This is to notify you that the Board of Directors will be scheduling a spring walk of the community again this year to address items such as; landscaping, painting, concrete, items that owners have already brought to our attention as well as any other needs that are found regarding the common areas.
